Conveyancing Quality Scheme
We are a member of the Law Society's Conveyancing Quality Scheme.
Each year we help hundreds of individuals and families buy or sell houses and flats. The majority of the houses and flats we buy and sell are in Central London, South West London and Surrey but we can, and do, carry out house buying and selling all over the country.
We think that our conveyancing team plays an important and meaningful role in helping people taking one of the most important steps they will ever take, and our service and advice is reflects the practical concerns of our clients when taking this important step. We do offer a personalised service and so meet the majority of our clients in person. However, we can help you entirely through the post and electronic means if that is more convenient to you.
Depending on your situation and if you are buying your house or flat together with another person, you may wish set out how each of you owns your property. This can be in shares or you can own the house or flat "undivided". You can own property as "joint tenants" or "tenants in common". You should ask us for advice before making a decision. If you have more complex requirements because you own a number of properties or wish to arrange your affairs our private client lawyers are on hand to help and will liaise with our conveyancing solicitors to provide a seamless service.
Each of our teams can advise and assist you with lease extensions, freehold enfranchisement and the tenant's right to manage. This is a complex area of law and it is important to obtain legal advice early on in the process or you risk paying more than you should. You may also need to instruct a surveyor to help you with valuing the price you should pay for the extension or freehold purchase.
A transfer of equity is the transfer of a shareof the ownership in a property. It could be that a person is added to the title of a property or alternatively, removed from the title of the property. This is frequently done at the same time as a remortgage. The process is usually straightforward provided your bank, if you have one, gives prior permission to the transfer.
Our conveyancing teams can carry out transfers of equity and we are on the panels of all major lenders. If you are thinking about doing such a transfer feel free to call us to chat through your plans.
